John, just go for it.

Make sure you understand all of the terms of the lease and make sure it's what you really want. You will find out over time what you like and need for your future and what you hate and refuse to settle for in a spot for your shop.

Bite the bullet and go with your gut.... Good Luck

now that you have some input, sit down write a pro/con list and see which one is better off.

in the end it is your neck on the line and your gut that you have to go by. Just make sure all aspects are covered.
