Advice on New Workshop please?

Advise Please? On getting a new Workshop. Situation forces urgently move

Unfortunately looks like I need to move out of my workshop asap as a dispute with Landlord and all tenants getting evicted and power turned off in the next couple of weeks so major panic trying to get another workshop that's not crazy expensive! and the right size... I keep it simple just me and a small operation mainly van signs and wall signs tbh but I found 2 neither ideal but which would you go for?
1st is a barn (Befferlands)
Pros are Easy going landlord
Only £470 month
Only 5 miles from my house Cool rural location
Cons are rural location no passing trade...
Restricted entrance I can extend the door up but there would not be enough room to get very big vans in like long wheelbase Sprinters etc So would need to get arse in and leave doors open for cab.
2nd New refurbished unit on an industrial estate (Chard)
Pros would be busier on an estate
More space bigger door would take any van!
Cons £900 per month for similar sq ft both 1000
Big upfront costs £4100 deposit insurance service fee solicitors fees etc etc
Twice the distance away
Opinions advice greatly appreciated neither ideal but I might be out next week!

If you're wrapping vehicles and fleet like vans, then sure, bigger space. if you're a small sign shop, dont need to get cars inside then get the smaller one.

OR

Get the smaller space, take more time to find a better space in a longer time.
